- Smaller strategic multifamily properties with a strong operating case
- Vacant or partially vacant apartment buildings
- Deferred-maintenance and code-correction projects
- Affordable, workforce, veteran, senior, and supportive-housing structures when financially and operationally feasible
- Master-lease, voucher, conventional lease, and mixed-income operating models evaluated by project
Stabilization priorities
First 30 days: life safety, access, cash controls, resident communication, urgent repairs, insurance, utilities, leases, and occupancy facts.
Days 31–60: unit turns, inspection readiness, collections, leasing, contractor progress, property-management accountability, and operating systems.
Days 61–90: stabilized run-rate testing, reserve planning, long-term rehabilitation priorities, compliance reporting, and lender or investor updates.
