A target may be a stabilized building offered for sale, a lightly value-add asset, or a property where rehabilitation, better occupancy, stronger collections, improved management, responsible expense control, or an ownership transition can improve performance.

Stabilization priorities

First 30 days: life safety, access, cash controls, resident communication, urgent repairs, insurance, utilities, leases, and occupancy facts.

Days 31–60: unit turns, inspection readiness, collections, leasing, contractor progress, property-management accountability, and operating systems.

Days 61–90: stabilized run-rate testing, reserve planning, long-term rehabilitation priorities, compliance reporting, and lender or investor updates.

Ownership discipline: A rental property is not stabilized because construction ended. Stabilization requires reliable occupancy, collections, expenses, management, compliance, and a documented net operating income trend.
