Prepare these items before submitting an acquisition opportunity. Complete information accelerates screening and reduces avoidable follow-up.

Authority and ownership
- Submitter name, organization, email, and phone
- Relationship to the property
- Legal owner or ownership entity
- Authority to discuss or negotiate a sale
- Listing broker or legal representative information
Property facts
- Full address and parcel/tax ID
- Property type, use, zoning, and status
- Unit count, square footage, acreage, and year built
- Occupancy and tenancy
- Listing, auction, or public-inventory URL
Transaction
- Asking price and estimated value
- Debt, tax arrears, liens, and other claims
- Reason for sale and timing
- Seller-financing or assumption possibilities
- Foreclosure, auction, bid, or court deadlines
- Earnest-money and closing expectations
Operating performance
- Current rent roll
- Physical and economic occupancy
- Trailing-12 revenue and expenses
- Reported NOI
- Taxes, insurance, utilities, and management costs
- Delinquencies, concessions, subsidies, and lease restrictions
Physical condition
- Overall condition and deferred maintenance
- Roof, HVAC, electrical, plumbing, sewer, and structure
- Fire and life-safety systems
- Repair or completion estimate
- Plans, permits, inspections, and construction status
- Environmental, mold, lead, asbestos, flood, fire, or water issues
Legal and regulatory
- Title, easement, access, or boundary issues
- Code violations, condemnation, and governmental notices
- Litigation, bankruptcy, receivership, or foreclosure
- Tax status and special assessments
- Current leases, management agreements, and material contracts
Photos
- Front exterior
- Rear, side, grounds, and parking
- Typical unit interiors
- Common areas
- Damage and deferred maintenance
- Roof and mechanical equipment when safely accessible
Documents
- Offering memorandum or property summary
- Rent roll and operating statements
- Inspection reports, plans, permits, and code notices
- Title, tax, lien, foreclosure, or receivership documents
- Construction budget, contracts, pay applications, and completion status for stalled projects
- Shared data-room link for the complete package
Do not upload: Social Security numbers, bank credentials, passwords, medical information, tenant identification documents, or unredacted personal records. Redact confidential tenant and employee information before submission.
